Look After Your Properties Ltd offers a flexible approach to meet your property and facilities management requirements. We understand that some customers require a more hands on approach than others and that some properties will require more extensive input to their upkeep and alterations. For this reason we will tailor our service to your specific requirements.
Planned Maintenance Management Service
Following an initial inspection, we will devise a planned maintenance scheme for the building and equipment. Regular maintenance has been shown to reduce lifecycle costs for your property. Routine inspections and regular maintenance is also required under statutory provision for such items as emergency lighting, gas certification and so forth. Once the maintenance schedule has been agreed, we will obtain quotations for the work from the various trade contractors on our approved contractor list and provide a report and recommendation for acceptance by the customer. When approved, we will appoint the various trade contractors required and manage the process through to completion, including ensuring health & safety and quality standards are met. We will liaise with the building occupier to ensure that the proposed works are carried out at times to suit and that the occupier is fully aware of the proposed works and schedule for completion. Trade contractors will be fully briefed on the works to be completed and attend with all necessary equipment and tools to safely complete the works.
Where faults are identified during the initial inspection or subsequent maintenance, quotations provided by the contractors will be checked and subject to customer approval, instruction to proceed will be given.
All management works by Look After Your Property Ltd will be included within the agreed fee.
Emergency Maintenance Management Service
We also provide a 24 hour call out response service to manage those occasional "situations" that arise with buildings and grounds and to ensure that the problem is resolved quickly with minimal disruption to the building occupiers or further damage to the building. Where required our Emergency Maintenance Management Service is included within the agreed fee.
Through our network of local vetted contractors, we will get the right man for the job on site quickly and ensure that the works are satisfactorily completed. Call outs could be for break-in damage, vandalism, water leaks, blockages and mechanical or electrical breakdown. We pride ourselves on being able to achieve a rapid response through our supplier network and avoiding the on-going costs associated with building or plant down time.
Alteration Works
Building works can be complex and those involved may not always be as dedicated to fully meeting your requirements as you would wish. At Look After Your Properties Ltd we can provide pre-contract cost plan and buildability input or take your project from inception through to completion and beyond on a fixed fee basis. We will liaise with you or your representative, keeping you fully informed on all aspects of the project including issuing of regular written reports throughout the duration of the project. We will co-ordinate and manage the team on your behalf to deliver a product of exceptional quality.
